A simple sales mandate means that a property can be handled by several real estate agencies, but also that the sale can be carried out between private individuals. A semi-exclusive sales mandate means that the seller can sell by himself, but can only entrust his property to one agency. An exclusive sales mandate means that the seller undertakes to entrust the sale to a single agency, but cannot sell the property himself.
In general, banks require a 20% downpayment (“equity”) and the financing of registration fees (“frais de notaire”), which amount to around 7% of the sale price.
Yes, you can. You have two options: either you sell the occupied property and the buyer becomes the owner of your current tenant, taking over the lease in his or her name; or you sell the vacant property. In this case, you need to notify your tenant by registered letter with return receipt requested at least six months before the property is put up for sale. Your tenant then has a two-month right of pre-emption.
